Legal Description: NE/4 Section 27 - Township 27N - Range 12WIM, Alfalfa County Oklahoma, containing approx. 158 acres, more or less. Surface Rights Only.
Directions to the Tract: From the intersection of Highway 64/ Highway 11 (2 miles North of Cherokee) travel 6 miles west on Highway 64. The farm is located on the South side of the Highway. (Watch for tract signs)
Land Overview: Located just north, and west of Cherokee Oklahoma, this 158 acre tract of established cropland offers strong established crop yields and good access. A productive mix of Class 1 and Class 2 Soils, this established cropland is conducive for many small grains crops, or Alfalfa Hay. The tract has a waterway running north and south through the center portion, providing good drainage for the tillable acres. Older established improvements are located in the far northeast corner of the tract next to the highway, with access from the county road on the east.
