Tract # 1

Legal (Surface Only):  NW/4 of Section 14, Township 28 North, Range 8 W.I.M., Grant County Oklahoma, Surface Rights Only.

Tract # 1 Overview: This approx. 160 tract is comprised primarily of productive cropland with good soil types. The tract is divided with an approx. 32-acre grassland watershed with good catch pond providing good opportunities for grazing, upland, and waterfowl hunting. Each side of the waterway/grassland area consists of approx. 64 acres of productive cropland. This tract has highway frontage on the western boundary with access to rural water and power.

Tract # 2 Overview: This approx. 160 tract adjoins tract # 1 from the south, and continues the productive cropland areas, with approx. 101 acres of cropland on the eastern portion of the tract with a well site and access road leading down the middle of the eastern cropland portion. The cropland on the western side of the tract consists of approx. 35 acres of cropland, leaving an estimated 23 acres of waterway/grassland in the center. The tract completes a productive half-section and shares the highway frontage on the western border providing good access to the farm along with power and rural water if needed.

A 30-acre area in the far southwest corner of the tract has areas of grassland and timber for additional grazing and recreation potential.

Tract # 5 Overview: This approx. 160-acre tract adjoins tract # 4 from the south and is comprised primarily of approx. 70 acres of grassland and watershed pond areas providing great grazing and hunting possibilities. The southern approx. 64 acres of low-lying land has been utilized for grazing and some cropland use. There are areas of an established tree's around the former homestead with access to the highway and established utilities. The southern border of the tract has a blacktop road. This would be a great tract for hunting and grazing opportunities.
