Legal: NE/4 of Section 15, Township 28 North, Range 13 West, Woods County Oklahoma, Surface Rights offered first, then mineral rights.

Driving Directions to the Land: From the Hwy 11A / Capron Blacktop Intersection, go North on the Capron Blacktop (County Road 490) approx. 1.5 miles, land will be located on the West side of 490. Watch for Signs.

Tract Information: Majority cropland, area of timber / brush / creek running through the property consisting of approx. 27 acres. There is approx. 66 acres of productive cropland north off the creek area, and approx. 62 acres south of the creek division.

FSA Information: Per the Farm Service Agency, total Farmland consists of 126.39 Cropland acres, with a Wheat Base of 126.39 Acres, and a PLC Yield of 35 Bu.

Soil Information: Majority of the cropland soil types consist of Tabler silty clay loam Class 2, Westola fine sandy loam Class 2, Gracemore loam Class 4, and Hardeman fine sandy loam Class 4.

Possession: Possession will be given after completion of the 2024 Wheat Crop.
