Legal (Surface Only):  SW/4 of Section 36, Township 28 North, Range 8 W.I.M., Grant County, Oklahoma. - Surface Only.  

Farm Location: From the Hwy 11 / Hwy 132 Intersection, travel North on Hwy 132 three (3) miles to Johnston Road, then travel one (1) mile East on Johnston Road. The land is located NE of the Johnston / CR 800 intersection. Watch for Signs.

Off-Site Auction Location: We will conduct the auction live, Off-Site at the Wakita Senior Citizens Bldg, in Wakita Oklahoma on Thursday February 8th at 10 am.

Land Information: This is a great established all grassland quarter with the Sand Creek dividing the property, allowing for a nice water supply even in the dry years. The farm has open areas of grassland on both sides of the creek, with a nice amount of dense timber in the center and towards the northern end of the tract, allowing for nice whitetail deer hunting. Please note: there is no fencing included with the sale of the property, any hotwire fencing and cattle equipment is property of the current tenant, who has agreed to remove livestock and equipment by the time of closing.

FSA Information: As per the Grant County Farm Service Agency, the farm has 109.82 DCP Cropland Acres, with 84.12 Wheat Base Acres, and a PLC Yield of 35 Bu.

Soil Information: Principle soil types include Class IIIe Devol fine sandy loam, Class Is Reinach very fine sandy loam, Class IIIe Edna loamy fine sand, Class Is McLain-Drummond complex.  

Tax Information: As per the assessor database, the 2017 taxes were $365.93. The 2018 taxes will be prorated to the date of closing.

Possession: Possession will be given at closing and upon payment in full.

Minerals: The land will be sold "surface only", no mineral interest is being sold.
